Today’s meeting was held in the large room at the Dolphin and featured Allen Weiss of Weiss Analytics. There were many guests to hear Allen’s talk about housing prices.

Peter Golden Introduced Allen Weiss of Weiss Analytics.
Allen discussed the Kay Schiller Index of housing prices and how it failed to predict the housing dip of the mid 2000’s due to its over generalization lumping all houses into one index for a region. The index he has developed uses data collected on every single family home. The index can be applied to houses, or a single house, of a specific type, age and/or location to determine if value is rising or dropping. This “Canary Index” can assist realtors, buyers and sellers in setting a realistic price on a property, avoiding problems of declining value over time and over borrowing.
